Thank you for the interest you have shown in owning a luxury lodge holiday home at The Hollies. There is a lot of information to take in, so we have prepared this short resume of the most frequently asked questions.

Where is the park?

The Hollies is situated in a fabulous location in Kessingland, right above a beautiful, wide stretch of beach that is a mix of yellow sand and stone. In Kessingland there are a few shops and takeaways and the popular zoological reserve, Africa Alive. There are much larger shopping areas, supermarkets and facilities in the nearby fishing town of Lowestoft, just a couple of miles away and the bustling Great Yarmouth is just 15 miles away.

To the south of Kessingland, you will find Southwold, Suffolk’s seaside gem, where even a beach hut can cost over £150,000!

There is a huge selection of places to visit nearby, whether you are looking for quaint villages and stunning countryside or lively activities for the children. The beauty of Kessingland is that, even though it boasts one of the best beaches in Suffolk, the area is widely undiscovered.

What does the park have to offer?

The Hollies is a thriving holiday park that caters for all tastes and requirements. The spacious lodge development is located in its own separate, gated area, offering security yet enabling you and your guests to use the Park facilities. There is a children’s play area with a large area for ball games, our brilliant steps which lead from the cliff top to the sandy beach below. We base our holiday park on a staycation site with transport available to pick you up outside the park and will take you either direction.

The Hollies offers good security with wardens that live on site so that you can relax in the knowledge that your home is in good hands when you are away or if you need assistance when the office is closed. Electric gates are closed in the evenings, so that you can only gain entry with automatic key fobs. For many people, security is of paramount importance and we have taken many measures to ensure your peace of mind.

When can I use my lodge?

We are open for twelve months per year, so you have the benefit of using your holiday home when you like.

Who can buy a lodge at the Hollies?

We do not have many restrictions on who can purchase a holiday home at The Hollies as long as you abide by the general Park Rules, ensuring common courtesy to your neighbours. Many people buy lodges here because they love the peace and quiet.

Although The Hollies is open twelve months and there are no restrictions on when you can visit your lodge, because we have a holiday licence, you are not permitted to register the home as your permanent address.

Are we allowed to rent out our lodge?

Yes, there is an option to rent out your lodge, but this has to be done through the office so we can ensure that all visitors abide by the Park Rules. Renting your lodge can prove to be very profitable as they can rent for £750 per week during high season. We charge 30% for renting your lodge but this includes cleaning, supplying and changing linen, marketing and checking visitors in/out. Our marketing is very successful so we can offer year-round bookings in many cases.

If you are looking for a buy to let option, we have a selection of lodges that are already successfully rented out, so you can purchase with an instant revenue.

How much does your lodge cost?
No Hidden Extras!

Annual Pitch Fee: £4085 (2024 price) which includes water, business rates, refuse, grass cutting and general park maintenance. We offer incentives each year if you pay your fee early.

Electricity: This is individually metered and we read the meters quarterly, billing you accordingly for the units you have used.

Insurance: It is essential that all lodges have adequate insurance and a copy should be forwarded to the office so that it can be retained on file.

Gas Bottles/ Gas Tank: Cost £85.00 for a gas bottle and must be purchased from reception. The price includes delivery to your door. On our New Kingfisher field we now have in place Gas tanks which are metred quarterly.
